La carga fiscal resulta del valor catastral del terreno, la duraci\u00f3n de la propiedad y el factor de c\u00e1lculo del municipio respectivo. La cuota tributaria de la PLUSVAL\u00cdA debe pagarse a la Agencia Tributaria en un plazo de 30 d\u00edas<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Impuesto sobre las ganancias de capital \/ beneficios especulativos<\/span><span style=\"font-weight: 400;\">El importe del impuesto es la diferencia entre el precio de compra y el producto de la venta. El precio de compra es el resultado del precio de compra pagado, los costes de adquisici\u00f3n auxiliares, por ejemplo, los gastos de notar\u00eda, los impuestos de compra y las mejoras, como las ampliaciones, que pueden demostrarse mediante facturas u otras inversiones verificables. El producto de la venta es la suma del precio de compra notarial menos los impuestos, los gastos de notario, de abogado y de corretaje. En el caso de los no residentes (residentes en la UE), se aplica un impuesto del 19% sobre el beneficio neto obtenido.
